Privacy Policy
Effective date: October 30, 2026
This Privacy Policy describes how First Infra LLC, a Wyoming limited liability company ("First Infra," "we," "us" or "our"), collects, uses and protects personal information in connection with this website, firstinfra.dev (the "Site"), and when you contact us. By using the Site or contacting us, you accept this policy.
1. Information we collect
The Site has no accounts and no sign-up. We receive personal information when you choose to send it to us, through the forms on the Site or by email. That typically includes:
- Contact details: your name, email address, telephone number, organisation and role.
- What you tell us: for example, details of a site you own (location, acreage, zoning, power and water), or the capacity you need (megawatts, regions, timing), or the content of your message.
- Technical data: when you visit or submit a form, our hosting provider processes standard request and security data, such as IP address, browser type and the pages requested.
If you later receive access to a secure document room, we also record who opened what and when: your name and email, the files and pages viewed, the time spent, and a coarse location derived from your IP address (which we store in a hashed form).
If we agree to exchange documents, files you send us (by a secure room, a shared drive folder or email) are scanned for malware, stored on our systems, and may be indexed so we can search them. Each sender's files are kept separate from our other records. We use them only to evaluate your submission or transaction and share them only as described below.
Please don't put confidential documents, account numbers, government identification numbers or other sensitive information in a form or an email. We'll arrange a secure way to exchange those after an NDA is in place.
2. How we use it
We use personal information to respond to you, to evaluate a site or a capacity request, to prepare and administer any agreement, to run our business, to protect the Site, and to meet legal obligations. We do not sell your personal information, and we do not use it for advertising.
3. Who we share it with
- Service providers who help us run the Site and our business, under confidentiality obligations. These include website hosting, spam protection and data storage (Cloudflare); email delivery (Resend); electronic signature and secure document-room services we use for NDAs and diligence documents. They may use your information only to provide services to us.
- Select third parties, with your permission. To evaluate a site you submit, we may need to share your submission with parties outside First Infra, such as engineers, utilities, advisers or prospective partners. The landowner form asks for your permission, and we share only what is needed.
- Authorities and legal process, where the law requires it or to protect our rights, property or safety, or those of others.
- A business transfer. If First Infra is involved in a merger, acquisition, financing or sale of assets, personal information may be transferred as part of it, subject to continued protection.
We do not share your tenant requirements or other submissions more widely than described here.
4. Cookies and similar technologies
We don't set advertising or tracking cookies and we don't use third-party analytics. Our spam-protection tool (Cloudflare Turnstile) runs when you submit a form and may use browser signals to tell people from bots. Our hosting provider also processes standard request and security logs. The Site loads no third-party fonts. You can set your browser to refuse cookies, and the Site works without them. The Site doesn't track visitors across other sites, so it does not respond to "Do Not Track" signals.
5. Security
We use reasonable administrative, technical and physical measures appropriate to the information, and we rely on established third-party providers for hosting, email and document exchange. No system is impenetrable and we can't guarantee absolute security. If you think your communications with us have been compromised, tell us promptly at the email address below.
6. How long we keep it
We keep personal information for as long as needed for the purposes above and as the law requires. [Retention period for form submissions: to be set by Sanjeev with counsel, e.g. 24 months after last contact unless an agreement is in place.] Records of an executed agreement and the documents exchanged under it are kept for as long as that agreement and the law require.
7. Your rights
You may ask us what personal information we hold about you, to correct it, to delete it, or to limit how we use or share it. Email info@firstinfra.dev. We'll respond within a reasonable time and within the periods the law requires.
8. Children
The Site and our services are for businesses and are not directed to anyone under 18. We don't knowingly collect personal information from children.
9. Notice for California residents
If you're a California resident, the California Consumer Privacy Act (as amended) may give you rights to know what we collected and why, to access and correct it, to delete it, and not to be treated differently for using these rights. We don't sell or share your personal information as those terms are defined under California law. To make a request, email info@firstinfra.dev. We verify your identity by matching details you give us against what we hold, and an authorised agent must show written permission.
Reviewer note: First Infra may be below the CCPA thresholds. The notice is kept so the policy matches the River Guide Labs one and covers visitors from California. Counsel should confirm whether to keep it.
10. International visitors
First Infra is based in the United States and the Site is hosted there. If you use it from elsewhere, your information is processed in the United States.
11. Changes to this policy
We may update this policy. Changes take effect when posted here, and we'll revise the effective date above. Using the Site after a change means you accept the updated policy.
