Your land. Your power. Our development.
AI infrastructure needs land and power in the same place. If you own either, we'd like to hear about it. First Infra buys, leases and develops sites, and we organize the work, with our specialist partners, that turns land into powered land.
Who we want to hear from
- Landowners with acreage that could host a campus or a power plant.
- Owners of power sites, including existing generation, permitted projects and land with a route to interconnection.
- Utilities and cooperatives with capacity, substations or land they want to put to use.
- Developers with a site that has stalled for want of power or capital.
We work with owners directly and through their advisers.
What we can do with your site
Buy it
We acquire the site outright and take on the development.
Lease it
We lease the land, or a portion of it, and develop it. You keep the underlying asset.
Develop it with you
Where a site has value you want to keep a stake in, we can structure a development with you. We'll be clear about who owns what before anything is signed.
What makes a site interesting
We don't need all of this ready. We need a believable route to it.
| What | What we look at |
|---|---|
| Power | Distance to substations or transmission, interconnection status, or a site that could host generation behind the meter. The single most important item. |
| Land | Enough contiguous acreage to keep real distance between buildings and neighbours. Clear ownership. |
| Zoning | Current zoning, and whether the jurisdiction wants this kind of project. |
| Water | A sustainable supply that doesn't compete with the community. |
| Fiber | Reachable. Rarely the deciding factor. |
| Environment | Known constraints, studies and flood status. |
If you don't know some of these, say so. A short, honest description beats a long guess.
What to expect
- 1. You tell usA short form with summary facts. No documents.
- 2. We replyWe aim to reply to every high-quality submission. If it's not a fit, we'll say so plainly.
- 3. ConfidentialityWe agree a mutual NDA. Documents are exchanged after that.
- 4. DiligencePower, land, zoning, environment, and talking with community representatives identified by local authorities. If the community won't agree, we walk away. Our offers are conditional on this.
- 5. A proposalIf the site works.
What we won't do
- We won't promise a price, a valuation or a timeline before diligence.
- We aren't your agent or broker. We're a principal, so our interests aren't the same as yours. Take your own legal, tax and real-estate advice.
How we handle what you send
To evaluate a site, we may need to share your submission with select parties outside First Infra, such as engineers, utilities, advisers or prospective partners. By submitting the form, you give us permission to do that. We won't publish it, and we won't share it beyond what's needed to evaluate your site.
